The urban plan is a regulatory documentation, which includes provisions regarding the use of land, construction and use of buildings on the studied area.
The zonal urban plan is a complex operation, which requires an architectural, legislative, but also a social urban framework, these three dimensions not being able to be dissociated. The challenge at the beginning of a project is to prioritize certain factors. First of all, after a stage of introspection and consulting the vision of the urban planner, the voice of the site must be heard, which raises opportunities, but also raises alarm signals regarding the plot necessities. These elements must be intertwined with the legislative part and the beneficiary's requests for investment, the result being a balanced situation from all points of view.
An incipient stage in the process of approval and realization of this PUZ is a study regarding the area, where the natural and the built context, the topography of the place, the points of visual perspective, the major traffic routes, and others, impose certain directions of development
For all constructions, the access to traffic and transport network is a condition of their configuration, location and authorization. Three particularities of this zonal urban plan should be highlighted: 1. the collector road is parallel to Timișoara-Mosnita direction and has the role of a traffic belt which ensures individual access for each proposed plot, without affecting traffic on DJ 625 and has the possibility to reconnect to the major network; 2. the inner circuit with the role of internal communication and interconnection; 3. connection with the previously approved projects
The subdivision is an operation which divides a land area considering the needs of the neighborhoods, the local urban regulation and the requests of the client
The functional zoning of the land was established taking into account the categories of activities, so the following 3 important areas were proposed: Mixed area with collective housing and services, Area for services, Green area
Regarding the alignment of the buildings, in order to enhance both street fronts we shifted the buildings so that to create private yards on both sides. This decision gives birth to two main fronts with potential
The existing perimeter of the plot imposes a development trajectory that can generate the image of a massive monovolume. In order to avoid this, we proposed successive operations of translating the buildable area, thus generating withdrawals of the buildings from the street alignment
