The architectural competition organized by Alber Holding Development aims to transform a former industrial area into a mixed-use urban complex, including residential units, service spaces, and a hotel.
Our proposed solution is based on the layering and reinterpretation of various urban development phases of the city of Timișoara, while also addressing the issue of accessibility to the city from the neighborhood located west of the site. In this regard, the proposal introduces a strong pedestrian connection that crosses the site diagonally—an axis also suggested in the 1912 urban expansion plan. Furthermore, drawing inspiration from the local urban typology—which naturally supports adequate sunlight exposure for residential use—the solution includes three slab-type buildings oriented east-west and one point-type building. By overlaying the aforementioned pedestrian circulation axis, the layout results in four residential buildings and a fifth volume with a hotel function. The latter's configuration and position emphasize the corner of the plot and define the main entrance to the ensemble.
The relationship with the surrounding residential buildings is achieved both through the adjustment of the proposed volumes’ heights—creating a gradual transition from the boulevard towards the low-rise housing area at the back—and through formal strategies, such as the dematerialization of façades specific to each volume.
At the ground floor level of the buildings, as well as in the connecting volumes between them, commercial functions have been proposed to activate and support the pedestrian axis. The adjoining terraces are landscaped and accessible, offering open spaces for the residents of the ensemble.
The public space design is centered around a water feature that references the historical presence of canals on the site. The landscape concept combines hardscape and softscape elements, with an emphasis on green areas that extend toward the neighboring residential blocks, creating recreational zones and playgrounds for the entire community.
